It is very important that you do your due diligence before you buy a website. Look over the site and see if they have implemented <a href="http://www.prosperly.com/2008/seo-101/" rel="nofollow">SEO the way I teach it</a> should be done. The next thing to check is the age of the site. If the site is more than 1 year old, and they are ranking for some terms then most likely they haven't been doing any black hat stuff. If the site is new and they are ranking ask them how they did their SEO. Also ask for access to analytics to see what kind of organic traffic they get and how long they have been getting it.
